Commissioning Managers (Ref. 11518)
Backed by 5 years of experience in a related industry or field, you will excel in this role, managing the commissioning process, including scheduling, budgeting and implementation. Your high school diploma is complemented by completion of specialized technical or business courses, and knowledge of HVAC, control system design and mechanical and electrical systems. Proficiency in MS Word and Excel is essential, as are strong risk management, communication and technical writing skills. You must be able to pass necessary security clearances.
Project Managers (Ref. 11520)
A proven leader, you will be accountable for the successful management and delivery of Repair, Capital and Operations and Maintenance projects, within budget and on schedule. Your 5 years of related experience are supported by a post-secondary certificate or technology diploma in Engineering, Architecture or Project Management. You are able to read and understand construction drawings, blueprints and specifications, and conversant with construction methods, building systems and terminology, as well as laws governing construction contracts and contracting.
Building Technicians (Ref. 11517)
This position calls for a customer service-oriented communicator with current 5th Class Power Engineering certification, and knowledge of environmental, mechanical, electrical and life safety systems for office and warehouse facilities, including DDC systems. You will be responsible for the effective operation of environmental, mechanical and electrical operational systems. As a result, you must be able to make effective technical decisions in emergency situations, work after-hours, weekends and on a standby rotation, and obtain federal security clearance.
Managers, Leased Properties (Ref. 11521)
Working autonomously in Winnipeg, you will oversee the day-to-day management of the leased portfolio, including financial and lease administration, maintenance activities and landlord relations. A related professional designation (RPA, FMA, CFM, CPM) complements your 5-plus years of facilities or property management experience. You bring knowledge of building management and lease administration, as well as solid budget, accounting, organization and communication skills. A valid driver’s licence is required, as this position involves travel throughout the province.
Project Coordinators (Ref. 11519)
This is an ideal opportunity to make the most of your 3 to 5 years of direct project coordination experience within a construction environment, including preparing and managing construction documents. You will be responsible for the timely, efficient planning and delivery of small projects, from initiation through to completion. Along with post-secondary certification in Engineering, Architecture or a related construction field, you have knowledge of design and construction processes and terms, plus construction methods, building systems and terminology. Duties and Major Responsibilities:
Reporting to the Asset Manager, the Leasing & Marketing Manager is responsible for acquiring new tenants and retaining existing tenants at 201 Portage Avenue and other properties as may be assigned.
Duties Include but are not limited to the following:
MARKETING
- Participate in development and implementation of a targeted marketing program.
- Ensure suites are effectively marketed and show ready.
- Represent Creswin Properties Inc. on all leasing inquiries and showings.
NEGOTIATIONS
- Present new lease and renewal recommendations to the Asset Manager based on budget guidelines.
- Represent the Creswin Properties Inc. on new lease negotiations and renewals.
- Prepare draft offers.
RESEARCH
- Maintain a database of market information such as competitive building vacancies and leasing transactions, market and industry issues and trends and local and national demographics.
- Review existing tenant files a minimum of 30 months in advance of expiry and provide Asset Management with a renewal strategy.
DOCUMENTATION
- Track all marketing and leasing activity on an on-going basis.
- Review all documents prepared by legal.
- Participate in leasing and marketing meetings on a weekly basis, or as required.
- Review all leasing reports prior to inclusion in the Monthly Management Report.
TENANT/BROKER RELATIONS
- Develop and maintain strong relationships with brokers and existing tenants.
ANNUAL BUDGETING
- Prepare the following items for the annual operating budget:
- A five (5) year leasing strategy including the expiry dates of all potential tenants over 10,000 SF, their existing and future needs and their weakness and strength on a comparative basis.
- A detailed four (4) year report of competing properties identifying potential leasing opportunities and potential competition space for renewing tenants.
- A leasing budget outlining rental rates, legal fees, leasing commissions, tenant improvement costs, and landlord work for proposed new leases and renewals. A net effective rent to be included for each budgeted leasing transaction.
- A leasing marketing budget.

Leasing Assistant
Duties and Major Responsibilities:
- Track all Lease documentation from Proposal stage to final execution.
- Liase with Lease Administrators in Calgary, Edmonton and Vancouver to prepare and make any necessary changes to all Lease documentation, when required.
- Prepare correspondence relative to Offers to Lease, and other legal documents, notices and address all tenant and lease issues related thereto. Interaction and coordination with external lawyers, tenants, tenants representatives.
- Liaise with Morguard staff (ie arranging for execution of Leases and other documentation by proper signing officers and having copies distributed).
- Liaise with REIT staff and Retail staff in Mississauga to ensure we received all executed documentation for REIT property and Retail property.
- Prepare storage and parking agreements.Ensure rental deposits are received. Ensure all Lease Administration procedures are adhered to.
- Review incoming Lease documentation for initials, revisions, corporate seals etc.
- Distribute executed documents to appropriate parties. Liaise with tenants regarding status of leasing documentation, taking appropriate steps to obtain all Lease documentation.
- Update and maintain procedure manuals. Order Morguard advertising when necessary.
- Prepare property profiles for investors. Special Projects for General Manager and Leasing Representative as required.
- Co-ordinate special events with Brokers. Assist in due diligence in the acquisition of properties.
- Assist with marketing and distribution of information to brokers/agents.Update leasing opportunities on Morguard website.
- Assist Leasing Manager with day-to-day administrative assignments.
- Enter all revenue modeling information to JDE as provided by Leasing Manager for annual business plans/budgets. Enter all reforecast revenue to JDE as provided by Leasing Manager
- Assist leasing Manager with quarterly reports with respect to revenue variances
and market updates.
Key Organizational Responsibilities and Relationships:
- Reports directly to General Manager.
- Liases with Division and Regional staff.
The applicant should have working knowledge of Microsoft Office 2000 and JD Edwards. Preferably a background involved in real estate and lease documentation. A licensed Real Estate salespersons license would be a definite asset; or the applicant could take the necessary licensing requirement courses while working in the position.

Director of Facilities
Assiniboine Park Conservancy, a newly created, private-public, not-for-profit Corporation charged with the
responsibility of visioning, planning, building, managing and governing the future of Assiniboine Park, is looking for a
Director of Facilities. The successful candidate will share in the vision to embrace the opportunity to make
progressive decisions and implement effective strategies that will revitalize and enhance the value Park’s physical
assets over the long-term.
Reporting directly to the Chief Operations Officer (COO), the Director of Facilities will extend the useful life and
improve the operational efficiency of all infrastructures including over 100 diverse buildings, structures, exhibits, grey
infrastructure and amenities. The major challenge of this position will be the development and ongoing
implementation the overall facilities management plan to include required building retirement, the triage and
scheduling of remedial/lifecycle upgrade projects, and the implementation of ongoing and cost-effective preventative
maintenance plans. This will include coordinating and managing the seamless transition of all facilities, maintenance,
infrastructure, custodial, waste removal and security management functions from the existing entities currently
operating in the Park. Working with the COO and the management team, and adopting a ‘one Park’ approach, the
Director of Facilities is responsible for the implementation of best practices in the management of facilities,
infrastructure, and security and raising the standard of care and maintenance throughout the Park.
The successful candidate will have a minimum of five years senior facilities management experience in the operations and management of a broad portfolio of diverse infrastructure and facilities, with over ten years of
progressive career experience in facilities management. A post-secondary degree, diploma, or certification in a directly related discipline such as engineering, architecture, or facilities management, complemented by a broad
knowledge in facilities management, site management, construction, design and project management, are
requirements of this position. Experience successfully managing major transition, building effective professional
relationships with a collaborative and facilitative leadership style, and a proven record of accomplishment in a
dynamic and changing start-up environment including the ability to translate complex operational concepts into clear
action plans are required in this position. Experience in a not-for profit environment with a Board of Directors and in
collaborating with government organizations and other funders are valued assets. Experience in capital projects
planning and implementation, and knowledge of the City of Winnipeg’s facilities management system are also considered assets.
